Should You Work With a Realtor When Buying New Construction?

One of the biggest misconceptions about buying a newly built home is that you'll automatically get a better price by going directly to the builder without your own agent. In most new-construction transactions, the builder has already accounted for real estate commissions in its marketing and sales budget — having your own representation generally doesn't increase the advertised price of the home.

An experienced new-construction Realtor can help you compare builders and communities objectively, understand the real differences between similar floor plans, evaluate homesite premiums and locations, review available builder incentives, ask the right questions about HOA and CDD fees, understand construction timelines and expectations, coordinate inspections during the building process, and navigate the transaction from contract through closing. It's also genuinely important to have your Realtor with you, or properly registered, during your first visit to many builders — builder registration policies can be strict, and an agent may not be able to represent you later if those requirements weren't followed on your initial visit.
