Spec Home or Build-to-Suit
Pulte offers spec homes with pre-selected finishes that are already underway — a faster path to move-in. Pulte has already funded that home's construction and wants it closed by a set date rather than carrying it, so spec homes are often priced more aggressively than a comparable build-to-suit home. Builder websites aren't always kept current on what's actually available, so contact me for the latest spec inventory.
Choose your own floorplan, homesite, structural options, and design finishes for a fully personalized home. This typically takes 6–9 months, depending on Pulte's backlog at the time you go under contract, and generally costs more than a comparable spec home.
If you build to suit, your design appointment happens at Pulte's design center off US-41 in Bonita Springs — typically scheduled about 30 days after you go under contract. Pulte also holds open viewing hours on Wednesdays, so you can walk through the design center and get a feel for your options before your official appointment.
