One of the biggest shifts I’m seeing right now in Southwest Florida real estate is the rise of multigenerational living, and the way builders are designing around it is genuinely impressive. If you’ve ever thought about having family close by while still keeping your own space, there are two Pulte Homes floor plans worth knowing about: the Concord, already selling in Verdana Village, and the Serena, coming to Kingston South in Fall 2026. As Kingston Kelly, I got an early look at both floor plans, and I walk through the full layouts in the video above.
What Makes a Home “Multigenerational”?
A multigenerational floor plan is built to let more than one generation live under the same roof while still giving everyone real separation — a private living area, a second kitchenette or prep space, a separate living room, or a flexible suite that can change purpose over time. Demand for these layouts has been growing for a few clear reasons: aging parents moving in rather than into assisted living, adult children staying home longer or moving back, buyers who want to share expenses, and simply more people wanting to be closer to family again. The common thread with today’s buyers is that they don’t want to feel like they’re sharing a house. They want each generation to feel like it has its own space within the home.
Pulte’s All Gen Floorplans
Pulte Homes has leaned into this shift with what it calls its All Gen series — floor plans designed specifically for multigenerational living. It’s a category worth watching over the next few years, because we’re only just starting to see more of these come to Southwest Florida, including two right in the Kingston and Verdana Village area.
The Concord — Verdana Village
The Concord is available now in Verdana Village, and if you’ve seen my video on the Mystique, think of the Concord as that layout taken a step further. It’s a single-story home with four bedrooms plus a den, three full bathrooms, and just under 2,400 square feet. What sets it apart is the front of the home: a separate living room and a kitchenette that function like a private suite, whether it’s for a parent, a college-age child, long-term guests, or a live-in caregiver — each with their own space, without feeling like they’re living on top of the rest of the household. Pricing on the Concord currently starts in the mid-$500,000s in Verdana Village. As with any new-construction price, treat that as a starting point rather than a final number — I generally tell clients to plan for 20% or more on top of the base price once homesite premiums, structural upgrades, and design selections are factored in.
The Serena — Coming to Kingston in Fall 2026
The floor plan I’m most excited about is the Serena, also part of Pulte’s All Gen lineup, coming to Kingston South and expected to open in Fall 2026. It’s the first floor plan like this I’ve seen offered in Southwest Florida, and I think it’s going to be a big hit. The Serena is a two-story home starting at 3,565 square feet, with a layout that feels genuinely designed for multigenerational living rather than a primary home with an extra room tacked on.
On the first floor, the front of the home holds a full multigenerational suite: a private bedroom, a full bathroom, a separate living area, and its own kitchenette, so that space feels truly separate while still being part of the same home. The rest of the first floor includes a dedicated den or office, plus an open-concept kitchen, dining, and living area toward the back of the home.
Upstairs, you’ll find the primary suite, three additional guest bedrooms, two full guest bathrooms, a laundry room, and a loft that works as a completely separate second living area. It reminds me a lot of the second-floor layout in the Yorkshire.
One detail most people would miss from the outside: what looks like a two-car garage is actually a three-car tandem garage, which gives you room for three vehicles, two cars plus a golf cart, or extra storage — a real plus in a community like Kingston. Who These Floorplans Are Built For
In practice, this covers more buyers than you might think: buyers relocating with parents, families with young adult children, snowbirds who host extended family for the season, and buyers who simply want to plan ahead for flexibility. Even if you don’t need a multigenerational layout today, having one gives you options later — and that can be a real advantage when it’s time to sell.
